Not only would it still be fresh because of the lack of horror shooters, despite the Story "forcing" it be less scary - It'd benifit from the graphics capabilites.
The Fear Games have always been pushing Graphics... The Great Slow and Gore Effects would look amazing on next-gen hardware...
Plus, Fear 3 had an open ending which would make it easy to expand upon...

Well, WFC and FOC are some of my favourite games of all time - and Fall of Cybertron had one of the most epic cliffhangers I've seen since Code Geass R1.
Again, it'd greatly benifit from the graphical power of next-gen hardware with all the little moving parts on the Robots.
Crackdown 3
Do I even have to explain this one? Alone the extended Physics options would make this fun as hell. Just... Just leave out the Zombies from Crackdown 2.

Physics and Destructable Envoirements on a Grand Scale. Just... fucking yes.

I'd personally love a return to "classics" like a old style burnout. Burnout 3, Underground 2, SSX3, all those were great games that made up most of my childhood, and I'd love to see sequels/rerenditiobs of them.
